Please consider more of a buffer and not putting a tall building this close to the Outer Limits/Bottom Out trail junction. Concerned about runoff down Bottom OUt, which is a popular Trail
Prefer Option 2.
1) more open space
2) better placement of rec center
3) better connection to Girdner TH
Suggestion
I understand the perceived need for housing, however allowing building of 3 and 4 stories will set a precedent within the City and eventually the Village (county). The density of this new area seems very high with these larger structures that are being proposed. I suggest you consider cutting the 3 and 4 story units down to 2 story which would still allow approximately 140 new housing units in Block 7. Also cutting the 3 story units in Block 5 down to 2 story will still provide 80 new units. Between those two areas this would take 400 potential units down to 220 - still a huge improvement over what we have today. That combined with other City projects already in progress should provide sufficient housing.

Question
Will this new intersection become another stop light? or will it be right turn only. That is a 4-lane road with a relatively high speed. It should not allow a left turn unless there is a signal.
Suggestion
Community Garden is a nice idea however, I'm not convinced it will be utilized. There is a community garden in the village that is not 100% utilized. I've seen gardens in other states/cities that are underutilized and become an eyesore. Even when used, the area isn't 'pretty' with shade structures erected to protect the plants from the sun and heat. Maybe you are assuming the residents of the new housing will use the garden? Additional green space might be more manageablle.

Take away from the mixed use space and make the community garden larger. This project is being paid for by the community, a large community garden would benefit the community members, especially since housing is being built for those who need affordable housing.

The commercial and office use at this site should be severely limited. Make this an open land area.

All housing units should be 2 story max. Why have tall units that block the beauty of the National Forest? Let's keeps Sedona a serene and welcoming place, not make it into an overcrowded tourist town. The total number of housing units should be 300 or less, these plans are way to dense.

We strongly oppose developing this land for housing; it was paid for by all taxpayers and should be enjoyed by everyone, local and visitors, not just the few that will get to live there.

Strongly support a community center! If possible, a community center and revitalizing the amphitheater but if not possible for both then support the community center and open space.

If no community center then support leaving it open space for everyone to enjoy and no housing development. There are plenty of housing opportunities in existing residential areas such as on Shelby Road by the recycle center and Sunset Drive next to existing high density housing.
Appreciate the amount of open and community space on this plan. Around 400 units seems like a good balance.

The 3 and 4 story buildings should not be visible from the trails.

Take out the community garden and put in a community pool, perhaps two. Most large complexes have at least one. Big enough for both excercise, kids and cooling off. Pools in the desert are not only needed, but they add a sense of luxury and relaxation and are very desirable to renters. Renters are willing to pay more for them. Install solar heating for year round use.

This is a poor location for the rec center which would impact the great potential for an open outdoor space with great sunset views. This location is best for a venue to host a multitude of community events.

This park area is in the best spot and would support a multitude of great experiences for the community. Only ask would be to have the plan include the actual foot print and draft of the adjacent USFS TH redesign.

Care should be take to ensure the height of the building does not obstruct the western sky view. Sunset Views from proposed park and new western gateway trailhead would be impacted with 4 stories. 4 stories would cover over the horizon especially the 2 most northwestern apartment buildings. The view shed from the current area the public views the sunset and the proposed park should supersede the view shed from highway 89A.
